Water leakage or condensation? Observations that help assess damp

What should you record about the location and timing of damp, and why is a stain's appearance not enough to identify its cause?

Droplets on a cold surface differ from a pipe leak, but appearance alone does not establish every cause of damp. The Environmental Protection Agency explains that moisture can condense on cold surfaces and that leaking pipes are another indoor water source. A damp assessment therefore starts with observations rather than a preselected wall or pipe repair.

Record where the signs appear

Identify the room and surface: window glass, wall, ceiling or an area near equipment. Take an overview photo and a closer detail. Mention nearby bathrooms or kitchens without treating proximity as proof of a pipe issue. Number multiple locations to avoid mixing photos.

Associate observations with a clear time

Record whether signs followed showering, air conditioning, rain or no memorable event. This supports assessment; it is not a diagnostic test. Note whether marks disappear and return or remain, and whether their size has changed recently.

Separate what you saw from what you inferred

Write 'droplets near the window in the morning' rather than 'a leak inside the wall', or 'a stain grew after bathroom use' without claiming the source. This gives the inspector an observation to compare with findings and reduces the risk of work addressing the wrong question.

Prepare the maintenance history

Mention previous painting, waterproofing, plumbing and AC work at the location, with dates if known. Keep earlier inspection results and photos. Do not conceal the signs under new finishes before arranging assessment; visibility may help identify what needs inspection.

Request an explanation you can follow up

After the visit, ask what was confirmed, what remains possible and what requires monitoring. Disappearance after wiping or painting does not prove the cause has ended. Clarify the scope of any proposed treatment before agreement.

To arrange an assessment with ARKAN Development in Riyadh, prepare the district, property type, location photos and observation log. The visit and suitable work are determined after assessment; a photo alone cannot establish a diagnosis.
